1. Eligibility

1.1. The Price Match Guarantee is available on selected Capitol Students properties only.

1.2. The competing accommodation must be located within a two-mile radius of the relevant Capitol Students property.

1.3. The competitor's room must be comparable to the Capitol Students room, including:

• Room type (e.g. Ensuite to Ensuite or Studio to Studio)
• Contract length (or equivalent total contract value)
• Occupancy type
• Inclusive utility bills
• Furnishing standard
• Availability for the same academic year.

2. Competitor Offer

2.1. The competing room must:

• Be publicly advertised and available to book at the time of the request;
• Be offered directly by a professionally managed student accommodation provider;
• Be available to all students at the advertised price.

2.2. Capitol Students reserves the right to verify competitor pricing and availability before approving any request.

3. Evidence Required

3.1. Requests must include evidence of the competitor's offer, including:

• A screenshot of the advertised room;
• Weekly rental price;
• Room type;
• Contract length;
• Website address (where available).

3.2. Evidence must be dated within 48 hours of the request.

4. Exclusions

The Price Match Guarantee does not apply to:

• Cashback offers;
• Voucher or gift card promotions;
• Referral or recommend-a-friend incentives;
• Agent-exclusive pricing;
• Group booking discounts;
• University nomination agreements;
• Staff, corporate or Friends & Family discounts;
• Resale tenancies, tenancy takeovers or replacement contracts;
• Accommodation that is no longer available to book.

5. Approval

5.1. All Price Match requests are subject to approval by Capitol Students.

5.2. Capitol Students may refuse a request where:

• The accommodation is not considered comparable;
• The competitor price cannot be verified;
• The requested price falls below Capitol Students's approved minimum selling price;
• The offer does not meet these Terms & Conditions.

5.3. Capitol Students's decision is final.

6. Booking Requirements

6.1. Once approved, the matched price will be held for 48 hours only.

6.2. The applicant must complete their booking, including payment of any required advance rent and submission of required documentation, within 48 hours of approval.

6.3. If the booking is not completed within this period, the approval will expire and the standard advertised rate may apply.

7. Combining Offers

7.1. The Price Match Guarantee cannot be used in conjunction with any other Capitol Students promotion, incentive or discount unless expressly agreed by Capitol Students.

8. Availability

8.1. The promotion is subject to room availability.

8.2. Capitol Students reserves the right to withdraw, suspend or amend the Price Match Guarantee at any time without prior notice.

9. General

9.1. Capitol Students reserves the right to refuse any request where fraudulent, misleading or altered evidence has been provided.

9.2. These Terms & Conditions are governed by the laws of England and Wales.
